AMAYA has a zero tolerance policy on parties held in apartments.
We are committed to providing a peaceful and enjoyable environment for all guests and residents. As such, we enforce a strict No Party Policy across the entire property, 24 hours a day.
To maintain the comfort and safety of all visitors, registered guests must read and agree to this policy before check-in. Large gatherings, excessive noise, or anti-social behaviour — including in apartments, common areas, and recreational facilities — will not be tolerated and may result in eviction without refund.
Guests are also asked to refrain from bringing excessive amounts of alcohol onto the premises. Any behaviour that disturbs others or places property at risk may lead to immediate action from management or authorities.
SCHOOLIES: 21/11/26 - 6/12/26: AMAYA does not accept Schoolies. AMAYA reserves the right to cancel any booking during this time, all registered guests must be over 21yr to stay at the Resort Guest must check in on scheduled day. Management reserve the right to cancel any bookings at their discretion. If you do not arrive at the property "No Show" you will be charged the total amount of your booking.

AMAYA does not allow for excessive levels of alcohol to be brought on to the resort premises. Excessive amounts of alcohol being defined as:
AMAYA is a strictly non-smoking and non-vaping property, including all apartments, balconies, car parks, fire stairs, and common areas.
Designated outdoor smoking areas are provided — please speak with reception for directions.
AMAYA offers limited complimentary visitor parking, located in the secure underground car park. Spaces are available on a first-come, first-served basis and cannot be reserved in advance.

AMAYA offers a serene outdoor lap pool and adjoining spa area for the enjoyment of all guests. To ensure a safe and relaxing environment, we kindly ask all guests and their visitors to follow the pool rules below:

The cardholder named on the reservation must be present to check in and provide valid photo ID.
At check‑in, a $200 pre‑authorisation is placed on the registered guest’s credit or debit card (Visa, Mastercard, UnionPay or Amex). This hold remains for the duration of the stay and covers potential incidentals, damages, or extra cleaning charges.
Please note: Any extra charges - such as damages, deep cleaning, missing keys (charged at $10 each), or smoking incidents will be deducted from the bond.
AMAYA provides guests with access to a modern, well-equipped gymnasium, along with sauna and steam room facilities. To ensure safety and enjoyment for all, we kindly ask that guests observe the following guidelines:
